Single and doesn't matter too much. All I have is a dog. Do most people commute by car or public transportation?
There's almost no way to use public transportation to get here. There is a train station 1/2 mile away, but unless you live on the line then you'd have to transfer at Jamaica in Queens to get on it.

But a lot of people live in Queens or Brooklyn for city stuff. If you're single look into Long Beach. Good night life, strong tinder game, right on the beach, great in the summer but brutal winters. That's where I lived my first 2 years. If you prefer farther east (cheaper, and nicer imo) there's Farmingdale, Islip, Huntington (where I live now), Commack, Syosset, Port Jefferson, Patchogue, Kings Park, Babylon. Really you're best bet is hop on Zillow and just start searching. If you want an apartment your best bet will be Nassau county. The problem I ran into was it was very hard to find a place that allowed dogs over 35 lbs. Also, NY has this stupid thing called a brokers fee for rentals. It's non-refundable and equal to 1 months rent. So if you want to rent an apartment that's $2k/mo, you'll need to put down first month, security, and brokers fee so it comes out to $6k. I'd never heard of such a thing before. You can get lucky and find places that will waive this or are having some sort of deal, but it's rare.

Any cpc-it’s gambling buying? Mortgage cheaper than most house rent, build equity in training. Unless you wash fast. Then you hope you bought a hot house.

I’ve considered it several times. If you’ve got time to renovate it may make sense. What I’ve found is that a lot of co-op’s and cond-op’s have monthly fees well over $1k per month, thereby killing whatever price break I thought I had. It’s got to similar to a HOA or condo fee but I see it labeled as a monthly maintenance fee. Most are above $1000 per month and some upward of $1700 per month. I asked the agent in an email if that was monthly and he confirmed, he says they have unusually high fees in Nassau County and Queens. Then I look at a 1300 sq foot house for almost $600k, not ready for that yet. Maybe next year.

You're looking in the wrong areas. My house is 2000sqft on a 1/4 acre and just south of $500k. Although property taxes are $14k/yr.

Is that with any veteran tax breaks? I was reading about partial property tax exemptions for prior military. Curious to see how much is eligible to be exempt.

With my 5% vet discount I pay $13600ish. I'm currently grieving it though. My taxes were $10800 last year and raised this year because my house was a new construction so tax was estimated

Wow. With the discount, crazy. New construction too - nice. I’ve looked around for new builds. They seem hard to find in Suffolk Co.
